Roofers Leatherhead
A Genuine Planning Distinction Most Roofers Don't Check For
My name's John Quilligan. Roofing has been in my family for three generations, and Leatherhead has a genuine planning quirk worth knowing about before any work starts. Mole Valley District Council manages 26 separate conservation areas across the wider district, but only three of them, Dorking, Brockham, and Leatherhead itself, carry what's called an Article 4 Direction.
This removes specific permitted development rights that would normally apply, meaning changes that are routine elsewhere can require a full planning application here.
Most roofers won't check for this distinction, treating a standard conservation area and an Article 4 designation as the same thing. They aren't. We confirm which applies to your specific property before recommending anything, since the difference genuinely changes what's possible without formal planning permission.
Backed By More Than Just Our Word
Every new roof we install carries a 25-year guarantee. As CORC members, established in 1985, we also offer insurance-backed protection on top of that, so your cover holds independently of us, not just as a promise from our business. Repairs are covered for up to 10 years, also in writing.
We are verified members of TrustATrader and Checkatrade. Every job in Leatherhead is carried out by our own uniformed, insured team, never subcontracted out to whoever is free that week.

What Customers Say About First Rate Roofing
An Old River Crossing at the Centre of a Much Newer Town
Leatherhead grew up around a crossing point on the River Mole, and the town centre carries genuinely old roots, market town status dating back centuries, with construction from well before most of the surrounding area was built up. Away from that historic core, the town and the villages around it, like most of Mole Valley, mostly reflect standard 20th-century suburban expansion.
Properties closer to the old town centre need matching to genuinely period materials and lime mortar repointing, since the brickwork here has had far longer to weather and settle than anything from a later development phase. Properties further out are usually more straightforward, standard modern materials, more predictable fault patterns tied to their actual age rather than centuries of accumulated history.
We identify which category applies before recommending an approach, rather than treat the whole area as one uniform age of building.
How To Book Our Roofing Services
Leatherhead Isn't Just One Town, It's Several Distinct Places
Mole Valley's district covers Leatherhead itself alongside large, genuinely distinct villages including Ashtead, Fetcham, and Great Bookham, each with its own character and, in several cases, its own conservation area with its own specific rules. A property in Fetcham can be governed by entirely different planning guidance than one in central Leatherhead, even though both would reasonably be described as being in the same general area.
We don't quote "Leatherhead" as a single uniform patch. Each of these settlements has its own building history and its own set of planning considerations, and treating them interchangeably is exactly the kind of assumption that leads to the wrong recommendation or an unexpected planning requirement partway through a job.
We confirm which specific settlement and which planning designation actually applies to your property, as a standard part of the inspection, before quoting anything.

Roofing Questions We Get Asked in Leatherhead
What's the difference between a standard conservation area and an Article 4 Direction? A standard conservation area protects an area's character but still allows certain routine changes under permitted development rules. An Article 4 Direction removes some of those specific rights, meaning changes that would be routine elsewhere may need a full planning application. Leatherhead is one of only three conservation areas across the whole Mole Valley district with this designation.
How do I know if my property is affected by the Article 4 Direction? It depends on your exact location within the designated conservation area boundary. We check this for your specific address during the free inspection, since it directly affects what work can proceed without formal planning permission.
Do you cover Ashtead, Fetcham, and Great Bookham as well as Leatherhead itself? Yes, and we treat each as its own area with its own considerations, since planning rules and property character can genuinely differ between them.
How quickly can you get someone out? Same day in most cases, seven days a week.
Do you charge for the inspection? No. No call-out fee, ever, regardless of what the inspection finds.
