Because every borough sets its own local rules, a straightforward repair in Epsom can be genuinely different, paperwork-wise, from the identical job ten miles away in Elmbridge.

Surrey's properties are, on average, larger and older-spread than the terraces further into London — which means bigger rooflines, more valleys, more chimneys, and genuinely more scope for something to go wrong in a hidden spot.

The county's 1930s "Mock Tudor" gable homes, especially common around Weybridge, Esher, and Ashtead, need their own specific approach to fascia and soffit work — modern composite boards can recreate the traditional black-and-white look without the rot risk of the original timber, but only if whoever's doing the work actually knows what they're looking at.

Properties further out from central London also see more exposure to weather generally — more tree cover, more rural drainage patterns feeding into guttering that was never sized for the volume, and older systems that have quietly been failing behind the scenes for longer before anyone notices from the ground.

Property size and complexity genuinely vary a lot across the county — a larger period property in Weybridge with multiple chimneys and valleys costs more to work on than a straightforward semi in Ewell, regardless of which roofer you use.
