Roofers Epsom

Our office is a few minutes from Epsom, in Worcester Park, right on the edge of the borough, and it's where most of our work genuinely happens week to week. This isn't a town we drive out to occasionally. It's the patch we know best.

My name's John Quilligan. Roofing has been in my family for three generations, and Epsom's own history is a genuinely good example of why local knowledge matters.

In 1618, a cowherd named Henry Wicker found his cattle refusing to drink from a bitter-tasting spring on Epsom Common, and the mineral water it turned out to be, rich in magnesium sulfate, became famous the world over as Epsom salts, named after this exact town.

Epsom grew as a spa town in the 17th and 18th centuries, drawing visitors including Charles II himself for its mineral waters, and writers of the period, Samuel Pepys and Daniel Defoe among them, wrote about visiting. The town's older core, close to the original spring and the historic centre, reflects that period of growth, with buildings and street patterns that go back further than most of the surrounding area.

That early growth was followed by a second wave once the railway arrived in 1847. Victorian and Edwardian development filled in around the older centre, and the breakup of the old Epsom Court estate opened up land for the kind of substantial family housing that still defines a lot of the town today. The 20th century added a third layer again, standard suburban semis and later infill, the sort of housing found across much of outer London and Surrey generally.

The result is that a genuinely wide spread of property ages sits within a fairly compact town. A property near the historic centre can be built to completely different standards, with different original materials, than a house a ten-minute walk away that only went up in the 1930s. Roofers who don't know Epsom specifically tend to treat the whole town as one thing, generally "Surrey period property," and quote accordingly. We don't. We check the actual construction of your specific property, not the general reputation of the road it's on, before recommending anything or giving you a number.

Epsom and Ewell is a small borough by area, one of the smallest in Surrey, but despite a genuinely dense population for its size, more than 40% of the land within it remains protected Green Belt. That's a higher proportion than most people would guess for a town with a busy high street, a major hospital, and a well-known racecourse all within its boundaries.

Green Belt status mostly affects new development and significant extensions rather than routine roof repair or like-for-like replacement, so for the majority of the work we do, it makes no practical difference. Where it does matter is on larger projects, a substantial loft conversion, a rear extension with its own new roofline, anything that adds genuine volume to a property. In those cases, Green Belt designation can add planning considerations that a similar job in a more built-up part of London simply wouldn't face.

We ask about the scope of a project properly during the inspection, not just the roofing element in isolation, because a job that looks straightforward from a roofing perspective can still run into wider planning questions if it's part of something bigger. Flagging this early, before materials are ordered or work has started, is the difference between a smooth job and an expensive delay.

Does Green Belt status affect a straightforward roof repair? Almost never. It mainly affects new extensions and added volume rather than like-for-like repair or replacement work on an existing roof. Where it can matter is if your roof work is part of a bigger project, a loft conversion or extension, in which case it's worth mentioning during the inspection so we can flag anything relevant before work starts, not after.

How do I know how old my property actually is, and why does that matter? It's not always obvious from the outside. Epsom's genuine mix, an older spa-town centre, Victorian and Edwardian expansion following the railway, and later 20th-century suburban housing, means two properties a short walk apart can be built to very different standards with different original materials.
