Case Study: Complete Pitched Roof Replacement in Purley

Project Overview: First Rate Roofing Ltd was contracted to perform a comprehensive roof replacement on a substantial, multi-hipped detached property in Purley. The original roof had reached the end of its serviceable lifespan and required a complete strip and re-cover to secure the property against the elements.

The Problem: Upon initial inspection, the original plain clay tiles were heavily weathered, discoloured with moss and algae, and showing significant signs of fatigue. Several tiles had slipped or broken over time, compromising the watertight integrity of the expansive roof. The intricate roof design, which included multiple valleys and a central chimney stack, required urgent intervention to prevent internal water ingress and timber rot.

Work Carried Out:

• Safe Access: Full perimeter scaffolding was erected around the main property and flat roof extensions to ensure safe, unrestricted access for our roofing crew.
• Complete Strip Down: The old, degraded clay tiles, perishing underlay, and tired timber battens were entirely removed down to the bare structural rafters.
• New Tile Installation: The roof was re-covered using premium, vibrant red plain clay tiles, meticulously laid across the complex multi-pitched elevations and the lower front porch canopy.
• Ridge and Hip Detailing: New, colour-matched clay hip and ridge tiles were installed along all apexes, ensuring a sharp, uniform finish that secures the perimeter against high wind uplift.
• Bespoke Leadwork: Fresh, hand-dressed lead flashings and aprons were installed around the central brick chimney stack, while new lead linings were integrated into the valley intersections to guarantee a flawless, watertight seal.
• Site Clearance: Upon completion, the scaffolding was dismantled and the site was cleared, with the First Rate Roofing Ltd team leaving the property immaculate.
